our usual and customary services are as follows -
Our first encounter with our buyer clients is a free consultation
session where we sit down and discuss your needs and objectives regarding a real estate purchase. We would then elaborate on how our services can meet those objectives and decide whether or not we will formalize our business relationship. If agreement is reached we will each sign our brief contract that describes the responsibilities of each party.
We then search the entire inventory of properties listed and unlisted that meet the requirements that you have laid out for us. After a review of those listings on paper and perhaps a drive through of the neighborhoods we would arrange showings for the properties you elected to see.
When a match is found we bring in an appraiser from Eldridge Appraisals (see the Eldridge Appraisals page on this Web site) who will provide comparable property information and an opinion of market value range. We then advise you in drawing up an offer to purchase with terms, conditions and contingencies that are beneficial to you. Then as your Buyer representative we present the offer and negotiate on your behalf as your agent and fiduciary. During a negotiating process it is our objective to represent the best interest of you our buyer client and obtain for you the best deal circumstances will allow.
After an offer is accepted we will arrange for an expert home inspector to conduct an inspection of the Home and provide you with a report of the function and condition of the systems and structure of the property. If there are deficiencies we will negotiate with the sellers for the repair, credit or price reduction to correct the deficiency.
With regard to compensation: if you, our buyer client, allow us to accept the seller agents offering there is no additional cost. Like other real estate agents the fee would be included in the purchase price (please see our Buyer Contract for details and alternatives.) The difference is that you have been represented as our buyer client with a full fiduciary relationship rather than a selling agents "customer."
